
| 1. Owner Info: Owners' calls should be made to (954) 776-5733 or toll free 1-866-776-4256 from Monday to Friday between 9:00 a.m. and 5:00 p.m. 2. Maximum Occupancy Limits: Please remember that occupancy limits include infants/children and are strictly enforced. Studios: 2 persons, One Bedrooms: 4 persons, Two Bedrooms: 6 persons. 3. Security Deposit: A $100.00 refundable security deposit is requested at check-in from owners, exchanges and rentals. Lost keys will be charged to your account at $50.00 per set. 4. Parking: One assigned parking space per apartment. Sorry, no recreational vehicles, trailers or boats are allowed. 5. Phone Calls: Dataports located on all phones with access to dial-up modem. Toll-free and calling card calls are billed $0.75 per call. Local calls and Internet usage are billed at $0.35 for the first minute then $0.15 for each additional minute. Long distance calls are billed at commercial rates plus resort surcharge. 6. Pets: No pets of any kind are permitted on property. 7. Owner Intent Forms: Forms will be mailed 6 months prior to occupancy or can be downloaded from this website in Adobe PDF file format. 8. Exchange Banking: When banking future years, maintenance fees for the year you are banking must be prepaid. Please prepay a maintenance escrow deposit of $600.00 per unit week prior to banking. 9. Title Transfer: When selling or transferring title to your unit due to changes in marital status, death of a spouse, or gift to a family member, a Charitable Organization or to a Trust, you must request a "Certificate of Approval" from the office. Official Association records will be changed only after receipt of the "recorded copy" of the Deed and Certificate of Approval are received. For an Estate Transfer, the original Death Certificate must be recorded in Broward County, Florida. You may personally record the documents by bringing them to the recording office at the address below along with a check payable to the recording office. The fees for the recording are $10.00 for each first page and $8.50 for each second page of a like document. You must provide a copy of the recorded document to the Association. If you wish to have the Windjammer record the documents, send the original document to us along with a check for $35.00 plus the recording fees. Annual Billing: Billing is customarily prepared and mailed during the second week of November, immediately after the Annual Owner's Meeting. | NON-SMOKING POLICY: As of January 1st 2005, Windjammer Resort became a smoke-free facility. Smoking is prohibited in all interior spaces. This ammendment to our by-laws was passed by a majority vote during the Annual Owners Meeting held on November 4th, 2004. |
